Q. Is my property in the City of Milwaukie? 

A. Many properties with a Milwaukie mailing address are not in the City of Milwaukie. Use the following information to help determine the jurisdiction of your property. 

A property with an address less than 8900 or greater than 13000 on any north-south street is not in the City. 

A property with an address greater than 7000 on any east-west street is not in the City. 

The City of Portland website www.portlandmaps.com is an excellent source for on-line searches on specific addresses even in Milwaukie. 

The "Thomas Guide" maps available at retail outlets are accurate and useful in determining property location. 

The city street map available on line may be helpful.  (Note: it does not include property addresses.) 

If you receive utility bills from the City, the property is located in the City.

Q.  How is my property zoned? 

A.  See the City Zoning Map. Be aware that some properties have "overlay zones" that may not appear on the on-line map. See the Zoning Ordinance (Title 19) for zoning descriptions.

Q.  Can I subdivide or develop my property? 

A. These questions may require that you consult with a development professional. Planning staff can help with the basics using the following steps: 

  1. Make certain the property is located in the City. 

  2. Have some idea of what you would like to do with the land. 

  3. Identify the site's zoning at the City Zoning Map. 

  4. Review zoning (Title 19) and land division (Title 17) regulations that affect the property.

  5. Contact , for information or if you have questions. 

Q.  Do I need zoning approval or a building permit? 

A.  The City's zoning regulations differ from regulations that require building permits. Always check with planning staff at 503-786-7630 before starting work. Then follow-up with the Building Official at 503-786-7611 to see if a building permit is needed. 

Q.  How do I report a zoning violation? 

A.  Call the at 503-786-7630. 

Q.  Do I need a permit to cut down a Tree? 

A.  The following city approvals are needed to cut trees: 

  1. Trees located in the right-of-way require a tree removal permit before any major pruning of roots and branches or removing the entire tree. The right-of-way is the area of land reserved for streets and utilities. It is sometimes difficult to tell where the right-of-way ends and private property begins. Always check with the Engineering Division at 503-786-7600 to confirm the location of the right-of-way before cutting or removing trees.   2. Trees located in protected environmental areas around streams and wetlands may not be cut unless the tree is a danger to property or persons. Call the at 503-786-7630 for further information.
